Roofing Hospitality: Watertight Protection and Added Value

Hotel and motel roofing projects are unique in many respects. They are usually large facilities that are designed and constructed with odd angles and can have a combination of flat and steep-sloped surfaces to enhance the attractiveness of the property. Rooftops are often the home of HVAC units, that penetrate the roof along with other equipment. If the property has a restaurant, exhaust vents can distribute grease onto the roof’s surface. Perhaps most important is the need for the hotel / motel to be open during the roofing project and that the work not interfere with the guest experience, whether inside the building or outside at, for example, a pool or kids’ play area. Some roof installation projects can be disruptive, either with a messy tear-off or by using roofing products that require hot tar or other noxious chemicals.

Two hotel roof installations by UNITED highlight our ability to successfully address these issues.

The Hilton Garden Inn in Granbury, Texas, is managed by the Oldham Goodwin Group, a commercial real estate management company whose portfolio includes several hospitality properties. Attractively located on a bank of the Brazos River, the Garden Inn has both steep and low-sloped sections. UNITED installed this roofing system in 2013, and it included flat, single-ply membrane sections made by Duro-Last Roofing, Inc. and attractive standing seam roofing panels that UNITED produced on the job site. The 40-mil membrane was prefabricated in Duro-Last’s controlled factory environment to fit the Hilton’s flat-roof sections precisely. The metal panels were rolled to be continuous from the top roof ridge to the eave, providing a smooth, aesthetic look. This standing seam metal roof is also weatherproof because fasteners are attached to the roof deck and purlins underneath the metal and not exposed to the elements.

The original roof on the Hampton Inn & Suites in College Station, Texas, was installed by UNITED when the building was constructed in 2005. This property is owned by a hospitality group that owns several hotels throughout Texas, and when the roof needed to be replaced following a hailstorm in 2018, UNITED was again called on to do the job. The roof is completely flat, but has multiple penetrations and parapets, as well as oddly angled roof sections. The new roof is a 50-mil Duro-Last system that UNITED applied right over the old roof, avoiding a disruptive tear-off. All components of the roofing system – deck sheets, as well as curb, stack and parapet flashings – were factory-prefabricated by Duro-Last to fit the roof specs, expediting UNITED’s jobsite installation. Before installing the membrane, UNITED placed a new layer of insulation on the old membrane and then mechanically attached the membrane to the roof deck underneath.

Both roofs have provided worry-free, leakproof protection since they were installed, enhancing the value of each property.
